The Development

At Valle Romano Golf, Estepona, eight villas share a unique architectural language, expressed in three typologies. Defined volumes, large glazed surfaces, and private infinity pools give the complex its identity; their different proportions and layouts lend character to each home.

Inside, open spaces invite gatherings. Outside, terraces offer places to eat, relax in the shade, or simply follow the light. A home to enjoy with others, with room to find a moment of solitude as well.

In Valle Romano, the coast and the inland landscape are integral to everyday life. A well-established residential area, with year-round residents, accommodates both daily routines and leisure time.

In Regia, golf finds its place within the coastal lifestyle. Designed by Cabell B. Robinson, the 18-hole Valle Romano course has hosted Challenge Tour events and the European Tour Qualifying School. Views of the sea and the Sierra Bermeja mountains complement the game, with practice areas and a clubhouse completing the experience.

The architecture stems from the relationship between each room and what lies beyond. Glazing opens the living areas to the terraces and the water; cantilevered volumes and pergolas define the outdoor spaces.

The silky gray facades and graphite-toned profiles create a serene palette. The aluminum pergolas with a wood-effect finish add warmth and cast light and shadow across the terraces, shifting throughout the day.

Each typology interprets these elements in its own way. Together they form a recognizable whole, with dwellings whose character is revealed as you walk through them.

The island becomes a meeting point: coffee before starting the day, preparing something while waiting for friends to arrive, a conversation that continues through dinner. The integrated kitchen combines a work island, built-in appliances, and a light-colored countertop with a fine grain. The Soft Lava fronts are complemented by warmer side panels, with a layout tailored to each villa. The induction hob with integrated extraction keeps the cooking area uncluttered. Built-in oven and microwave, integrated refrigerator-freezer, and dishwasher complete a kitchen designed as an extension of the living space.

Materials, glazing and installations accompany life at home, from the first step on the warm bathroom floor to the last bath of the day.

Interior and exterior surfaces conceived as a continuous palette. Large openings with high-performance thermal glazing. Zoned heating and cooling for year-round living. Electric underfloor heating included in the bathrooms. Private infinity pools with salt treatment.

Buying off-plan

Common Questions

Typically €6,000–€10,000 to reserve a specific unit, deducted from the purchase price. The unit comes off the market on signing.

Usually 20–40% during construction in scheduled instalments, with the balance on completion. The exact split follows the development's payment plan.

Spanish law requires developers to secure stage payments with bank guarantees or insurance, so your instalments are refundable if the project doesn't complete.

Early buyers can choose finishes, layouts and upgrades: the earlier you reserve, the more can be tailored.

The title deed is signed before a notary, the balance is paid and the keys are handed over. A snagging inspection happens beforehand, and any defects are corrected under the developer's warranty.

Developers release units in phases with rising price lists, so early buyers usually pay the lowest price. And once you have reserved at a price, that price is locked for you: later list increases don’t apply to your unit (appreciation is never guaranteed).
