Typically €6,000–€10,000 to reserve a specific unit, deducted from the purchase price. The unit comes off the market on signing.

Spanish law requires developers to secure stage payments with bank guarantees or insurance, so your instalments are refundable if the project doesn't complete.

Early buyers can choose finishes, layouts and upgrades: the earlier you reserve, the more can be tailored.

The title deed is signed before a notary, the balance is paid and the keys are handed over. A snagging inspection happens beforehand, and any defects are corrected under the developer's warranty.

Developers release units in phases with rising price lists, so early buyers usually pay the lowest price. And once you have reserved at a price, that price is locked for you: later list increases don’t apply to your unit (appreciation is never guaranteed).
